Y’all are in luck this time around because Miz Ross not only listed the behemoth apartment on the open market yesterday, she and her Real Estates included photographs and floor plans for her sprawling spread located near the top of the impossibly posh, exceedingly exclusive and hideously expensive 17 story limestone-clad edifice. Back in 2008 Miz Ross quietly floated her colossal co-operative apartment–an awkward quasi-combination between two already halaciously huge high-floor duplex units–on the market back with a rumored and reported price tag of sixty million clams. In May of this year (2011) the two-unit mega mansion-sized apartment was semi-officially listed when it was reported in the Wall Street Journal that Miz Ross had made them available together (at sixty million bucks) and separately, one for twenty-five and the other for thirty-five million. Perhaps the simplest way for the less-luxurious living children to attempt to comprehend the magnitude of Miz Ross’ ree-donkulously gigantic apartment is to peruse the floor plan (above) including with the listing. By Your Mama’s count the Ross residence spreads out over 2 floors and encompasses 30 (or so) rooms with more than two dozen closets and dressing rooms, 9 full and 3 half bathrooms, 6 principal bedrooms that include a sprawling master suite with private sitting room, 2-3 staff bedrooms, 7 wood burning fireplaces, 6 separate landscaped terraces (none of them particularly large), 2 grand entrance galleries each with swooping floating staircase, 2 living rooms (one 35-feet long and almost 20-feet wide), two dining rooms, 2 well-equipped chef-friendly kitchens, two libraries, and one game room/gym. Brace yourselves for this puppies because not only is the palace-sized co-operative apartment currently priced at a toe-curling $60,000,0000, listing information shows the monthly maintenance totals $28,087 per month. No babies, that is not a typo. According to Your Mama’s bejeweled abacus that comes to a blood curdling $337,044 each year. Miz Ross is making the two apartments available for purchase together–at $60,000,000–or separately. The smaller 14-room duplex comes with a $25,000,000 price tag and the larger 16-room duplex is listed at $35,000,000. Sixty million bucks might quite logically seem like a frighteningly high and unrealistic amount of money for Miz Ross to ask for her pair of not completely combined duplex apartments. In fact, Elise Knutsen over at the New York Observer is taking bets on how much the combo-crib will sell for and when. (She says two years and $42,000,000.) However, it seems to Your Mama that Miz Ross and her Real Estates just may have timed the market right for despite the ongoing global economic turmoils–Hello Italy, Greece and Zuccotti Park–the super rich, those immune to even the steepest of economic down towns, seem to be in a spendy mood to acquire lavish and insanely priced properties. Por ejemplo, at just 22-years old Formula One racing heiress Petra Ecclestone is already a major international real estate baller. Not only did she reportedly drop $100,000,000 of Daddy Ecclestone’s dinero on a massive mansion in London late in 2010, she also threw down $85,000,000 in cold hard cash –allegedly mostly borrowed from her former model mother Slavica–for Showbiz widow Candy Spelling’s hulking, 55,000 square foot house in Los Angeles’s hoity-toity Holmby Hills ‘hood. In New York this last summer, telecom heiress Sloan (Lindemann) Barnett and her businessman husband Roger Barnett unloaded their historic Peter Marino-designed Upper East Side townhouse in a private deal worth $48,000,000 to notoriously peripatetic Band-Aid heiress Libet Johnson. The children may recall that Mister and Missus Barnett just paid $33,000,000 to acquire a 17,000-plus square foot San Francisco (CA) mansion long owned by the recently deceased, couture-clad iconoclast and international high society maven Dodie Rosekrans. The Barnett’s new house, just a block from their old smaller but still huge house, sits hard up next door to a contemporary mansion owned by Oracle multi-billionaire Larry Ellison who himself has spent more than $100,000,000 over the last few years snapping up a trio of non-contiguous compounds that hug the punishingly pricey shore of Lake Tahoe.

Thanks to Our Fairy Godmother in Beverly Hills Your Mama recently learned that Grammy-winning pop music sensation Rihanna (née Robyn Fenty) has somewhat quietly floated her water-logged Beverly Hills, CA mansion on the market with an asking price of $4,500,000. The children may recall that the Barbados-born international superstar snatched up the very contemporary crib high in the hills above Beverly back in September 2009 when she paid $6,900,000 for the then newly constructed 8 bedroom and 10 bathroom celebrity-size mansion. Just over a two years later, in late August (2011), it was revealed and widely reported by all the celebrity and real estate gossips that Riri was mad as a wet cat and had filed a lawsuit against the property developer (and a slew of others) that claims design and construction defects repeatedly allowed (rain) water to infiltrate and cause significant damage to various parts of the house after even the most moderate of rain storms. The gist and heart of the legal matter is that Rihanna (and her team of legal eagles and business managers) alleges the house was poorly constructed and leaks like a sieve when it rains. The suit goes on to claim the seller–named in property records and legal documents as Heather Rudomin–was or should have known about and disclosed the defects. In California, as in many states, sellers of real property must disclose any known defects or issues that might affect the value, use or enjoyment of the property. Not to disclose known faults constitutes fraud. A document provided to Your Mama by Our Fairy Godmother in Beverly Hills makes no bones about the current condition of the hill topping city view property–pictured in the document looking abandoned with paper and debris strewn over the front motor court–as having “significant water intrusion & moisture issues throughout” as well as “encroachment issues.” Furthermore, the listing states the property may be “subject to short sale” and that the seller “will consider all offers.” We don’t know the status of Miss Riri’s lawsuit against the property developer or any of the other many folks named in the suit, but it’s clear she’s ready to put this real estate episode behind her even if it means a multi-million dollar gut punch to her pocketbook. Oasis Or Mirage? Company Wants To Tap Mojave Water

CADIZ, Calif. — Off historic Route 66 in the heart of the California desert the barren landscape of dry scrub and rock abruptly gives way to an oasis of tall green trees heavy with lemons and grape vines awaiting next month’s harvest. Some believe this lush farm in the unlikeliest of places also sits atop a partial solution to Southern California’s water woes. By tapping into an aquifer the size of Rhode Island under the 35,000-acre Cadiz ranch, proponents say they can supply 400,000 people with drinking water in only a few years. If the plan sounds familiar, it is. A decade ago, Los Angeles’ Metropolitan Water District narrowly rejected it when it faced widespread environmental opposition. A scaled back version has resurfaced with a greener pitch, momentum from five water agencies and what the company claims is better science to win over skeptics. “Do we need additional water supplies? Yes. Do we need groundwater storage? Yes,” said Winston Hickox, a Cadiz board member who headed the California Environmental Protection Agency. “The question is `OK, environmental community, what are your remaining concerns?’ I don’t know.” But conservationists including the Sierra Club remain worried. Critics say the company has misrepresented the size of the aquifer and that mining it could harm the threatened desert tortoise, bighorn sheep, as well as the nearby Mojave National Preserve which has some of the densest and oldest Joshua tree forests in the world. Concerns over rare desert species were also echoed by state Department of Fish and Game biologists in March. Conservationists also worry tampering with an aquifer in a place where water is so scarce could cause dust storms. “There’s a lot of unknowns here but we think this project has the potential to adversely affect air quality, draw down water resources and alter the flow of groundwater beneath the Mojave Preserve,” said Seth Shteir with the National Parks and Conservation Association, which plans to scrutinize an environmental review of the project, expected to be released this month. Groundwater has long played a part in the West’s age-old water wars, which are increasingly being waged underground. These large unseen reserves of underground water nourish a place that would appear to most observers as dead. California has few regulations when it comes to groundwater pumping, according to Carolyn Remick, who heads the Berkeley Water Center at the University of California. Consequently it is often weaker local agencies that largely oversee such extraction, leading to a raft of problems ranging from groundwater contamination to over-pumping and ground sinking. Last year a conservation group sued the state water board in an effort to force the agency to regulate groundwater pumping that has depleted Northern California’s Scott River, threatening salmon populations. In arid Kern County, north of the Mojave Preserve, a local water utility filed suit against wealthy farming interests claiming their enormous withdrawals of water lowered the water table and caused service disruptions. Cadiz officials say they are aware of the concerns and promise an extensive monitoring system. The water in question begins in springs high atop desert mountains and travels under the Cadiz ranch before it resurfaces in dusty lake beds dozens of miles away where it evaporates. The plan could cost as much as $225 million to sink 34 wells into the desert and build a 44-mile pipeline along a railroad right-of-way that intersects with the Colorado River Aqueduct. In dry years, water would be pumped to burgeoning communities in Southern California. During years with above-average rainfall, Colorado River water could be pumped to the aquifer for storage. Proponents say the water would offer a much-needed alternative to boost supplies in a region hard hit with water cutbacks during the state’s recent three-year drought. For years the project was led by a colorful British businessman, Los Angeles-based Cadiz founder Keith Brackpool, who has since taken a more behind-the-scenes role. Brackpool, who also heads the California Racing Board, has deep political connections, contributing to past gubernatorial candidates, serving as a water consultant to former Gov. Gray Davis and whose company once employed Los Angeles Mayor Antonio Villaraigosa as a consultant. Brackpool, however, became something of a distraction when it was revealed by the Los Angeles Times that years earlier he pleaded guilty in London to criminal charges that included dealing in securities without a license and that his expertise before becoming the governor’s water consultant was overseeing a food company. His company reports having $145 million in assets, but generated revenue of just $1 million last year. It also is being investigated by shareholders unhappy with recent executive bonuses. Brackpool, through a company spokesman, refused repeated requests for an interview with The Associated Press. Cadiz ranch is the company’s only water project. The Cadiz proposal was rejected in early 2000 by the Metropolitan Water District in part after conservationists raised concerns over possible environmental damage. A scaled-back version resurfaced in 2008 with a new spokesman, Scott Slater, a new greener pitch that they were conserving water that would otherwise evaporate and new studies that showed how much water they could safely pump. “We’re not taking water from anyone,” Slater said. “It sincerely is depriving only the atmosphere of water that would actually evaporate.” Former Gov. Arnold Schwarzenegger has called the proposal “a path-breaking, new, sustainable groundwater conservation and storage project.” But Sen. Dianne Feinstein called it a “serious threat to the desert” in a 2008 letter to the Department of the Interior, potentially depleting water supplies which plants and wildlife rely upon for survival Since 2010, the Santa Margarita Water District, Three Valleys Water District, Golden State Water Company, Suburban Water Systems and Jurupa Community Services District entered into agreements with Cadiz to receive water. These agencies supply water to parts of Los Angeles County, Orange County, Riverside County and eastern San Gabriel Valley. The company has invested $7 million in hiring top-flight consultants to study the science behind the project and in drilling wells. Cadiz also put together a panel of experts who reviewed the project and recently deemed it safe. A comprehensive environmental report is expected to be released this month and if the project clears all required permits, the districts hope to get water within two years. And if voters approve a $11 billion water bond measure intended to rebuild California’s crumbling water system and fund new dams, water districts may apply for public funds available for new infrastructure to save up the precious resource for dry years. Schwarzenegger signed the bond bill in 2009, but it won’t become law unless voters approve it a year from now next November. John Schatz, Santa Margarita’s general manager, calls the new vision a “conservation project,” but he acknowledged potential hurdles in selling the greener pitch. “We don’t have any illusions that there may be some issues with environmental groups and what’s happened in the past,” he said. Rumor has it sitcom star and romcom queen Jennifer Aniston caught a costly case of the Celebrity Real Estate Fickle. Since she landed a co-starring role (and earned many tens of millions of dollars from) Friends Miz Aniston has lived primarily in Los Angeles. In April of this year (2011), with an itch to spend more time in The Big Apple where her actor man-beau Justin Theroux ( American Psycho, Six Feet Under, John Adams mini-series) resides, Miz Aniston coughed up $2,069,084 for a 1 bedroom and 1 bathroom apartment directly below a compact 1 bedroom and 1 bathroom penthouse with wrap around terraces that she bought at the same time from hairstyling honcho Sally Hershberger for $4,950,000. The plan, presumably, was to combine the two small apartments located in a top-notch Bing & Bing building in the West Village into a still not particularly large duplex penthouse with 270 degree views from downtown to Midtown Manhattan. Alas, Miz Aniston has reportedly changed her real estate mind and signed contracts to acquire a pricey pad in a particularly posh building that overlooks private, pristine and historic Gramercy Park . The high-style, full-service building was developed by boutique hotelier and property developer Ian Schrager, designed by soo-blime minimalist architect John Pawson and has only 23 apartments (some have been combined). Residents have access to the copious amenities of the adjacent Gramercy Park Hotel –once funky now terribly chic and owned by Mister Shrager, natch–including room service, housekeeping, valet parking with car wash services, event planning and butler services, personal shopping and delivery services, and membership to the hotel spa and David Barton gym. We assume the apartment comes with a key to gated Gramercy Park across the street. Listing information shows the apartment Miz Aniston is (allegedly) on the cusp of acquiring, listed at a superstar-sized $8,700,000, measures 2,873 square feet with 3 bedrooms, 3.5 bathrooms and pocketbook punishing monthly maintenance and common charges of $11,258. Gorgeous wood floors run throughout the apartment that has generous 11’8″ ceilings and over-sized windows with park and courtyard views. The contemporary crib features a long entrance gallery with nearby powder pooper, and a large living/dining room with fireplace and floor-to-ceiling windows, a sleek center island eat-in kitchen. The park view master suite has a walk-in closet/dressing room larger than some New York City studio apartments and an attached bathroom with two sinks, a tub for two and separate shower cubicle. Each of the two guest rooms–both set up as a nursery by the seller–has large windows and en suite terliting and bathing facility. We imagine (and hope) Miz Aniston will bring in her team of smart architects and nice, gay decorators to remove the twee and toile-ish day-core of the seller and replace it with something more appropriate for a gal whose tastes run more towards modern than Connecticut country house in the city. Other residents–or at least owners–of apartments in the swank building include blue chip gallerist Alexander Acquavella and German-born but Paris-based haute fashion über-icon Karl Lagerfeld who has his little (or never) used unit in the building currently on the market with an asking price of $5,200,000 . We can’t fathom why Miz Aniston would switch real estate gears and head for Gramercy Park so quickly after spending more than seven million clams on two downtown apartments but, if we’ve said it once we’ve said to 56,417 times, such are the often fickle and inexplicable real estate ways of the rich and/or famous. Back on the left coast Your Mama hears through the celebrity real estate gossip grapevine Miz Aniston has gone on the hunt for a new Tinseltown residence to lay her perfectly-maintained tresses after she was kissed by the real estate leprechaun in June (2011) when she sold her just renovated Beverly Hills, CA mansion to a mutual fund mogul from Orange County for a gasp-worthy $35,000,000 after just two months on the open market with an even more gaspy price tag of $42,000,000 . More than one of Your Mama’s many Platinum Triangle informants have snitched to us that Miz Aniston has peeped and poked around a number of deluxe homes in the ten million dollar range including a one-acre ridge-top spread in Beverly Hills owned by the scion of a prominent Los Angeles family as well as a sleek and sexy Hal Leavitt-designed house in the Trousdale Estates area of Bev Hills owned by AEG Live CEO Randy Phillips, decorated by Kelly Wearstler and recently acquired for well over $10,000,000 by music industry super-tycoon Simon Cowell. Until she picks and purchases a fancy-pants new pad in Los Angeles, Miz Aniston and Mister Theroux have leased a temporary love nest in the form a modestly sized but still quite pricey gated residence near the tippy-top of the star-studded Bird Streets neighborhood above the Sunset Strip. We don’t know what the couple coughs up each month for the 2 bedroom and 2 bathroom ranch-style residence but we do know it was last available with a $20,000 per month price tag. Once again, we’re not sure why Miz Aniston would opt to cough up twenty grand a month to rent a house when she has long owned another residence in the Bird Street neighborhood that is, buy our rudimentary calculations, just over half a mile from her and Mister Theroux’s rental. Weekend Nugget Number One: Johnny Depp

Did Johnny Depp slap down some dough for a getaway on the Isle of Wight? Could be. Real estate rumors have begun to circulate in the local press that the Oscar-nominated ex-pat American actor may have set his real estate sights on the historic and scenic Isle of Wight, located just off the southern coast of England. The wee island has been popular amongst literary types and royalty since at least the mid-1800s when Queen Victoria and Prince Albert acquired the vast Italian Renaissance-style pile known as Osborne House for uses as a summer retreat. Nowadays the island is best known among music-minded pop cultural types for hosting the annual Isle of Wight music festival . Over the summer there were local reports the insanely famous and famously reclusive actor was spotted roaming around the southern seaside town of Ryde and chowing down in local eateries such as the Ugly Mug Cafe in Shanklin where the home made cakes and sandwiches are wheat-, gluten- and dairy-free. Recent reports suggest the sightings (and photos) of Mister Depp over the summer may have been not of the actor himself but rather of someone who just happens to look a lot like the actor and doesn’t mind posing for photos as the actor. However, the latest report –sent our way via an acquaintance we’ll call Venetia Vaseseller–quotes Michelin-starred chef Robert Thompson who owns The Hambrough hotel in Ventor as saying, “People still think coming here is like stepping back in time. But it’s up-and-coming. Johnny Depp just bought a place in [the small village of] Bonchurch.” We have no inside intel on the matter. We’re just passing along a little celebrity real estate gossip and rumor. What we do know is that Mister Depp and his French actress-wife Vanessa Paradis maintain a number of swank residences around the world including a house in the affluent Paris suburb of Meudon, a remotely situated villa in Plan-de-la-Tour about 10 or 12 miles from St. Tropez in the South of France, a 45-acre private island in the Bahamas called Little Hall’s Pond Cay, and a gated, 2.54 acre estate in Los Angeles, CA with a hulking chateau-style mansion built in 1922 and perched on a hillside directly above the Sunset Strip. Property records we peeped indicate Mister Depp acquired his bamboo-ringed Tinseltown compound, former the home of from celebrity attorney Marvin Mitchelson , in October 1995 for $1,890,000. In typical celebrity real estate baller style property records also reveal a corporate entity connected to Mister Depp’s Sunset Strip estate also owns four smaller (but hardly insubstantial) residences on the same short, windy cul-de-sac purchased between September 2005 and October 2008. A quick consult with our bejeweled abacus shows Mister Depp shelled out a total of $10,070,000 for the four properties. SELLER: Donald Trump and Melania Knauss LOCATION: Rancho Palos Verdes, CA PRICE: $7,150,000 SIZE: 11,000 square feet (approximately), 5 bedrooms, 9 bathrooms YOUR MAMAS NOTES: We may be a little late to grab the celebrity real estate brass ring on this one but how can Your Mama resist the opportunity to briefly discussion the opulent (but arguably banal) Rancho Palos Verdes, CA (mc)mansion that brassy and sassy billionaire real estate developer Donald Trump and his former supermodel wife Melania Knauss recently unloaded for $7,150,000. While seven and some million is a high price to pay for a house by any standard, Mister Trump first listed the squat mock-Med manse back in June 2010 with an asking price of $12,000,000. A few flicks of the well worn beads on Your Mama’s bejeweled abacus shows the buyer–an as yet unnamed owner of an obviously successful shipping concern–negotiated a rather stunning 40% discount from the original asking price. The recently completed residence, situated in a small enclave of home sites adjacent to the Trump National Golf Course in Rancho Palos Verdes, CA, was custom built by Mister Trump on a short cul-de-sac where there does not currently appear to be any other homes built. That means, natch, the new owners of ex-Casa Trump will be inundated with construction noise and dust once the economy picks up enough enough that the sorts of people with the desire and dough to live in a Donald Trump-designed enclave in Rancho Palos Verdes start spending big to buy vacant lots on which to build ocean view (mc)mansions filled to the gills with wine cellars, panic rooms, private pilates studios, and studio apartment-sized walk-in closets and dressing rooms. Listing information for the former Trump property shows the Italianate-ish mansion was built in 2010, measures around 11,000 square feet and includes 5 bedrooms and 9 bathrooms. A walled and gated courtyard entry leads to a columned portico where the front door opens into a marble-floored entry. The marble floors–sandy beige with mud brown marble inset border–continues into the step-down formal living and dining areas separated by a quartet of stone Tuscan-style columns. Both spaces open through large sliding doors to the courtyard around which the rear of the house wraps. A library/office space has built-in bookshelves, narrow arched windows, raised corner fireplace with marble chimney breast and a black lacquer and gold kidney-bean shaped desk and a swiveling office chair upholstered in gold tufted leather. The capacious kitchen has marble floors, an hippo-sized octagonal center island with vegetable sink, dark raised panel cabinetry (that may or may not be mahogany), and a spectacular copper exhaust hood over the commercial sized and styled range. An angled snack counter separates the kitchen from a breakfast area with ocean view and a family room with dark wood floors, fireplace, and multiple French doors plus a bank of sliding glass doors that join the room to a pergola-shaded dining terrace that overlooks the swimming pool, back yard and Pacific Ocean. The mansion’s lower level–”flooded w/ natural light” as per listing information–offers garage parking for up to four cars, a game room with wood floors, fireplace and saloon-sized booze bar, a glassed-in temperature-controlled wine cellar, and shower rooms for rinsing off the chlorine, sand and salt. The wide stone terraces that extend off the back of the house tumble down to a golf-course green expanse of grass that stretches out towards the bluff that tumbles precariously and dramatically down to the roiling surf. There does not appear to be direct access to the beach from the property short of a person just flinging themselves over and down the cliff-like bluff. Although Trump National Golf Course is next door, a fact that makes the location of this mansion convenient, he reportedly maintains a residence up the coast in Beverly Hills, CA where he will shack up when on the west coast.
